Featured Project: Construction Services
Upon purchasing new warehouse space in Columbia, Maryland, Chesapeake Business Forms & Advertising Specialties, Inc. contracted with OTN’s Construction Division for building improvements. The empty warehouse shell needed to serve both as corporate offices and warehouse for their large inventory.
Challenges and Specifications
The project’s challenges were two-fold. The new space was not only a shell; the square footage was limited. In order to maximize the interior space so that it would accommodate both offices and warehouse, a design to build a mezzanine level for additional office space maximized the vertical space available. The innovative design satisfied the need for inventory storage & office space.
Construction Timeline and Tasking
As plans were finalized and permits pulled, Chesapeake Business Forms had only eight weeks left on its current lease, so meeting the construction deadline was crucial. OTN performed as both Construction Manager and construction crew. OTN’s crews transformed the empty commercial space into a two level office with a an inventory storage warehouse, erecting structural steel, pouring the concrete flooring for the mezzanine level, and studding and framing out the space according to plans. The crews also installed drywall and ceilings, performing all necessary taping, spackling & finishing work.
As Construction Manager, OTN put out to bid, contracted and supervised the plumbing, electrical, HVAC, sprinkler system, lighting, carpet, tile and cabling installations. All sub-contractors were held to the tight schedule, performing their specified work as scheduled. OTN conducted Progress Meetings ensuring the clear communication of objectives and goals.
As the project neared completion, OTN’s Construction Services crews installed doors, hardware, cabinetry and fixtures. The Commercial Painting and Finishes Divisions completed interior painting to the client’s multi-color specifications. The Resinous Flooring Division coated the inventory warehouse concrete floor with a UV stable, high solids, high gloss acrylic sealer for ease of maintenance, traffic resistance and dust minimization.
Project Results
The completed space included the offices, a kitchenette, ADA compliant restrooms, a lobby area and conference room as well as inventory storage space. The tight time-line was met and the job was completed within budget and without cost overruns.
